Renovation covers tenant interiors, house remodels, additions, and the messy middle between selective demolition and a finished space. It is treated here as its own specialty because the sequence, the protection requirements, and the inspection path genuinely are not the same as new construction. On a renovation, the building is a participant, not a blank site.

Occupancy is usually the governing constraint. If a tenant is operating, a family is living upstairs, or a facility cannot lose a system for more than a weekend, then work hours, dust and noise control, temporary partitions, egress, and utility shutdowns become schedule drivers rather than afterthoughts. Phasing is designed around what has to stay in service, and the budget has to acknowledge that a phased job is not the same price as an empty one.

The other constant is what gets discovered. Existing conditions rarely match the drawings, and the honest way to plan a renovation is to decide in advance how surprises are handled: what is investigated before the contract, what contingency is carried, who decides on a change, and how fast that decision can be made without stopping the trade in the room. Owners who plan that get far fewer expensive weeks than owners who hope.
