SFR is the single-family market: one dwelling on one lot, whether it is being built new, added onto, or renovated. It is the market where owners feel every decision most directly, because they are usually paying for it personally and will be living with the result rather than leasing it out.

The lot is more of the project than most owners expect. Setbacks, grade, drainage, trees, easements, and utility connections determine what can be built and what it will cost long before finishes enter the conversation. Two adjacent lots can carry very different costs for the same house. We read the lot with the plan, not after it, because that is the last cheap moment to change either one.

Permits and inspections are planned in with the trades. On a single-family job the schedule is short enough that a failed inspection or an unanswered permit comment is not a rounding error — it is a two-week hole that everyone downstream feels. Sequencing the approval path with the work is most of what keeps a house on schedule.
