Multi-family sits between house-scale residential and commercial construction, and it borrows problems from both. Stacked and attached dwellings change egress, fire separation, and inspection requirements. Shared systems mean one trade's delay is felt by every unit above it. And the work is repetitive by design, which is either the biggest efficiency available on the job or the fastest way to multiply a mistake across forty units.

That repetition is where planning pays. When a unit type is sequenced well, each crew learns it once and the schedule compounds in your favor. When it is sequenced badly, the same rework happens on every floor before anyone stops to fix the cause. We build the first unit as a working prototype, resolve the coordination there, then hold that sequence through the stack.

Renovation of occupied multi-family is its own discipline again. Residents stay while the work moves, so phasing, access, utility interruptions, noise windows, and life-safety continuity govern the schedule. Turning units in an occupied building is as much a logistics problem as a construction one, and the budget has to reflect that honestly rather than pricing it like an empty building.
