Specialties are work types, not markets. A commercial site and a single-family lot can call for exactly the same sequence of clearing, grading, drainage, and permitting before either one sees a foundation. Sorting a project by the work it requires — rather than by what it will eventually be called — is how a realistic schedule and a defensible budget get built.

Most jobs touch more than one. Demolition into new construction. Land development into a house. Renovation after a selective tear-out. The expensive part is rarely any single work type; it is the seam between two of them, where scope, permits, and responsibility are easiest to drop. We plan those transitions explicitly, because that is where schedules quietly lose weeks.

Underneath all four sit the same practical requirements: land clearing and stormwater mitigation on anything that disturbs a site, permitting that usually sits on the critical path, and inspections treated as scheduled hold points rather than end-of-job surprises.
