Residential work on this site means dwellings and the land they sit on: single-family houses, custom builds, additions, and renovations. It is the broadest of our markets and the one where the client is most often the person who will actually live in the result, which changes what good management looks like. Clarity matters more than volume of reporting, and a decision explained once, properly, is worth more than a weekly update nobody can act on.

HMCM is hired here as consultant, construction manager, or project manager. Owners come to us before buying a lot, before signing a builder's contract, in the middle of a job that has slipped, and occasionally after a contractor has left. In each case, the first job is establishing what is actually true — what the lot can support, what the drawings really say, and what the money will realistically buy in this market.

Permitting, inspections, and site work are planned with the house rather than behind it. On residential work the schedule has little slack, so an approval that arrives late or an inspection that fails on a sequence error is felt immediately by every trade that follows. Handled as scheduled hold points instead of end-of-phase events, they stop being the reason a house is late.
