Ground-up buildings and houses, sequenced with the site work and the approvals rather than dropped on top of them.
New construction is ground-up work: commercial buildings, multi-family, single-family, and custom builds. The defining characteristic is that nothing is inherited — which sounds like an advantage, and is, right up until the schedule assumes a finished site that the earthwork and approvals have not delivered yet.
We plan the building and the site as one sequence. Site preparation, utilities, and the permitting path have to be far enough ahead of the structure that the frame is not waiting on a driveway or a meter, and far enough behind it that finished site work is not being damaged by construction traffic for six months. Getting that overlap right is worth more to a schedule than almost any decision made after mobilization.
Through construction, the discipline is ordinary and unglamorous: buy out the work against a budget that was written with purpose, sequence the trades so nobody works twice in the same room, hold inspection points so approvals are ready when the work is, and enforce quality against the specification. Long-lead items are ordered against the date they are needed in the field, which is nearly always earlier than the date on the schedule.
